Prepare payment schedules outlining main contract valuations and payment deadlines. Determine the extent and value of completed building work for interim payments to contractors in accordance with the contract. Pre-qualify subcontractors to ensure compliance with company procedures. Agree on and issue subcontractor packages. Assess and resolve contractor claims throughout the contract period. Provide expert advice on contractual matters. Monitor expenditures and provide monthly financial reports, including cost forecasts. Prepare project budgets, including the confirmation of anticipated overhead contributions. Negotiate and finalize accounts. Ensure that any variations are agreed upon with the client in writing before work begins. Manage claims related to extensions of time, delays, disruptions, and out-of-sequence work. Prepare monthly cost versus value reconciliation documents.
